Flat per-unit or per-square-foot pricing, written after a free walk-through. No hidden fees, no recurring charges — the invoice equals the quote.

Full Unit Turnover

The complete make-ready: clear-out and haul-away, deep clean, drywall patch and repaint, light repairs and a final detail so the suite photographs clean for the listing. Most small suites are done in 2–4 working days.

$650 – $1,400  (up to ~1,500 sq ft) $1,400 – $3,500  (retail bays / small warehouse)

Junk & Debris Haul-Away

Old fixtures, signage, abandoned furniture and construction debris removed and dumped.

$180 – $600 by load

Floor Stripping & Waxing

VCT strip and re-wax, or carpet extraction, for a fresh, showable floor.

$0.35 – $0.60 / sq ft

Paint & Patch

Drywall patching, ceiling-tile replacement and a fresh coat of builder-white or the landlord's color. Priced into the turnover or quoted standalone after the walk-through.

Light Repairs & Punch List

Door hardware, blinds, faucets, outlet covers and light fixtures — the small fixes that fail a showing. Anything beyond our scope (HVAC, electrical permits, roofing) we refer to a licensed trade; we don't pretend to do it.

How a turnover works

Six straightforward steps, start to finish.

  1. Walk-through. We meet you at the empty unit and write a fixed, line-by-line scope.
  2. Clear-out. Junk, old fixtures and debris hauled away; dumpster runs handled.
  3. Deep clean. Floors, restrooms, windows, blinds, vents and the break room.
  4. Paint & patch. Drywall repair, ceiling tiles, and a fresh coat.
  5. Light repairs. Door hardware, blinds, faucets, fixtures — the punch list.
  6. Sign-off. You walk the finished unit and approve it before we bill.

We do one thing: get vacated office suites, retail bays and small warehouses ready to show and lease again. Every job is performed on-site by our own crew with our own truck, lift, floor machine and supplies, and billed directly by this LLC.

About the name — and what we are not. The words "Lending Consultants" come from how this Florida LLC was originally registered; they do not describe the work. We do not lend money, broker or refer loans or mortgages, and we offer no financial, credit, debt or investment service of any kind — and we hold no financial license because physical make-ready work needs none. We are not an affiliate, a lead-generation site, a marketplace or a middleman, and we never resell leads. The company, the website, the ads and the bank account are all the same entity.
